Built for the coast

Weather off the water

A roof in Swampscott or Marblehead doesn't live the same life as one fifty miles inland. Three things wear North Shore houses down — and we choose materials for every one of them.

  • Wind

Coastal gusts get under shingle edges and push rain sideways into siding seams. We pick roofing and siding rated for that kind of exposure and fasten it to match.

  • Salt air

Salt is hard on metal. Flashing, fasteners and trim get chosen to hold up to corrosion for years, not just to look right on the day we leave.

  • Freeze–thaw

Water that gets in, freezes and expands opens gaps a little wider every winter. Underlayment, eaves and siding details are where we stop that cycle before it starts.

It's the difference between a roof that's finished and one that's finished for this coastline.

Common questions

Straight answers

What Lynn and North Shore homeowners ask us most — answered plainly. For anything specific to your house, call and ask.

01How do I know my roof needs replacing, not repairing?

Watch for shingles that are curling, cracked or missing in more than one spot, granules collecting in the gutters, water stains on ceilings or attic boards, daylight through the roof deck, or a roofline that's started to sag. One bad area is usually a repair; wear across the whole roof usually isn't.

Houses near the water in Lynn, Swampscott and Marblehead take more wind and salt, so an inspection is the honest way to decide — we'll tell you if a repair will do.

02What siding holds up best on a coastal home?

Vinyl is the most common choice here: it doesn't rot, shrugs off moisture and needs little upkeep. Fiber cement and composite products cost more but handle wind-driven rain well and give a different look.

The right answer depends on your budget, the look you want and how much maintenance you're willing to do — we'll walk through the tradeoffs on your house.

03Do I need a permit for roofing or siding in Lynn?

Yes. The City of Lynn requires a building permit for roof replacements, siding installations and most exterior structural work. We file the permit and coordinate the required inspections with the city, so the job stays code-compliant from start to finish.

Massachusetts also requires contractors doing this work to hold a Construction Supervisor License and Home Improvement Contractor registration. Neighboring towns like Salem, Peabody and Saugus have their own building departments — ask us about yours.

04What affects the cost of a new roof?

Mainly the size of the roof, how steep it is, the material you choose, and how many old layers have to come off. Rot found in the roof deck, chimneys, skylights and flashing details add to it — and a three-story triple-decker needs more staging than a ranch.

The only accurate number comes from measuring your actual roof, which is why every estimate we give is on-site and in writing.

05A storm just damaged my roof. What should I do?

Stay off the roof. Take photos of what you can see from the ground and from inside — ceiling stains, water in the attic, shingles in the yard. Then call a licensed roofer to inspect it properly, including for damage you can't see.

If the damage is significant, contact your homeowner's insurance and share the inspection findings. Moving quickly keeps a small leak from turning into a structural repair.

06How long does a roofing or siding project take?

It depends on the size of the house, the material, permit scheduling and — on the North Shore especially — the weather. A single-family colonial and a triple-decker are very different jobs.

We'll lay out the expected schedule with your written estimate, and tell you straight away if a nor'easter or a cold snap moves it.
